Roof inspections are by far the most important part of the entire job. Poor roof inspections could mean missing problems, or even misdiagnosing problems, which is both expensive to redo, and if left, it could result in future problems down the road. It is our goal to start every job off accurately, through proper and detailed inspections, to give you the best service possible.
Despite the roof being a rather large portion of the house, many homeowners seem to forget about the constant stress and wear it is under, as it is subject to the elements 24 hours a day. Flawless roofs are difficult and tedious to build, and even with an immaculate roof, unforeseen catastrophes or disasters, though rare, do happen, and can destroy any roof.
Therefore, it is imperative to be in touch with the state of your roof, as roof leaks and other problems are largely unnoticeable until the damage is already done.
The unfortunate thing about roof problems and leaks is that ignoring them never works, they never just go away or fix themselves. In fact, they usually get worse. Unwanted structural issues, damaged insulation, and mold growth are just a few of the many problems that can slowly but easily propagate and plague your home if your roof is not in proper shape.
However, as we all know, dangerous weather events can easily cause or accelerate damage to a roof, especially for us homeowners in Jacksonville, as hurricanes are pretty common. It’s always good to get your roof inspected after a significant weather event (hailstorm, hurricane, or the like).
How and when should I inspect my roof?
As a conscientious homeowner, it is in your best interest to always know the state of your roof. While we do not recommend you to be constantly running full diagnostics on your roof (this is both tedious and unnecessary, as the state of your roof does not change too quickly), intervalled checkups are key. Coordinate with your roof contractor to see how often and where you should check your Jacksonville roof.
While it can be easy to spot obvious damage, there are many more potential damages lingering. For any home over 5 years old (not brand new), a comprehensive professional inspection is necessary when you suspect damage.
However, there are some simple and easy steps we recommend to reduce the possibility of repair or insulation replacement.
- Daylight – Explore your attic and look for any holes where daylight pokes through, but schedule an inspection if you do see any shafts of sun.
- Ceiling – Make sure to inspect the ceiling too, looking for stains or spots, obvious signs of water damage, and the precursors to rotting wood. However, make sure not to investigate the stains too vigorously, your ceiling’s drywall could crumble in your hand if you poke too hard.
- Roof Surface – Ideally, you should climb onto the roof and check for missing, damaged, or flapping shingles. However, if climbing onto your roof is unfavorable, or if you cannot get to all angles of your roof, binoculars are a viable alternative. Regardless, any shingle issues would warrant a professional inspection, as subsurface damage or rot could be a definite possibility.
